Like any part of your home that’s exposed to the elements, things decay over time. Usually the culprit is water: moisture infiltrates your masonry, freezes, then thaws, and then freezes some more. This process causes masonry to crack and deteriorate. Most of what we do involves repairing this damage. The extent of the masonry repair depends on the damage and rot. Sometimes we’ll tear down a few courses of block or brick, sometimes it must be taken down to the roof line, and in rare instances, the damage is so bad that we recommend replacing the chimney in its entirety.
Chimney Rot Repair
Chimney rot is the most common problem plaguing concrete block masonry chimneys. If your chimney has not been properly sealed or maintained, over time moisture infiltrates and the natural freeze/thaw cycle leads to rather dramatic cracking, popping, and flaking of the chimney’s outer surface. Because the chimney’s ability to repel moisture has been compromised, the process of rotting tends to accelerate over time, beginning at the very top and moving its way down.
In most cases, intervention earlier in this process can prevent a much more costly and involved tear-down and rebuild of the chimney. Over the years, the Chimney Man LLC has restored nearly 100 block chimneys in the Mt. Washington Valley area.

So, in addition to having a cap, applying water sealer to your chimney every 10-15 years will greatly extend the life of your masonry. You have a moisture problem if: (a) you can see blotching or moisture inside the house or fireplace, (b) you see moss growing on your chimney, (c) you see visible cracking and flaking of the masonry, (d)you smell a musty odor.
Chimney Flashing
We also specialize in repairing and replacing your chimney’s lead or metal flashing. The chimney’s flashing essentially bridges the gap in between your roof and your chimney. If breached, moisture will enter your home and cause problems.
